What we don't do
Limits, exclusions and responsibilities of the ARQUS Check inspection.

General nature of the inspection
The inspection is visual, non-invasive and non-exhaustive. It covers only what is visible on the day of visit or testable with our tools (drone, thermal camera, moisture meter, endoscopic camera).
- We do not open walls, drill, or disassemble.
- We do not check what is hidden behind furniture, rugs, coverings.
- The report is a snapshot of the condition on the inspection day only.
What we do not determine
- Property boundaries and encroachments — surveyor's work.
- Exact area / m² — engineer's work.
- Power, capacity, BTU of any system (e.g. whether the AC is sufficient).
- Energy efficiency — requires certified energy inspector report.
- Service life of any component.
- Cause of problems or how they may develop in the future.
- Code compliance, legality of construction — requires file review by an engineer.
Biological & environmental (EXCLUDED)
We report traces or indications, NOT diagnosis. These require specialized laboratories:
- Mold, fungi — requires laboratory analysis.
- Radon — 48-72 hour test with specialized equipment.
- Air quality (VOC, formaldehyde, CO2).
- Lead, asbestos — laboratory test.
- Electromagnetic fields — gaussmeter required.
- Hazardous waste.
- Presence of animals (rodents, bats, insects).
What we do not operate / test
We do not activate systems that:
- Are off, disconnected, or without supply on the day.
- Do not function properly — we do not repair them.
- Alarm / security systems.
- Low-voltage (intercom, doorbell, networking).
- Require disconnects or fuses to be tampered with.
What we do not move
We do not move rugs, furniture, cabinets, fridges, wall coverings, curtains, ice, water, debris, pets, or anything else obstructing the visual inspection. Where we cannot check due to obstruction, we note it explicitly in the report.
Safety & engineering
We do not climb dangerous roofs, attics, or basements. We do not provide:
- Structural calculations (we refer to a civil engineer).
- Electrical studies (we refer to a licensed electrician).
- Legal opinions.
- Warranties or guarantees.
- Property valuation (we refer to a sworn appraiser).
Aesthetic & decorative
We do not evaluate wall colors, tile choices, decoration style, or furniture quality. These are matters of taste, not technical quality. Exception: serious facade damage (plaster detachment, large cracks) are structural issues and are reported.
Underground & hidden items
- Underground irrigation systems.
- Underground tanks.
- Pipes/wires inside walls.
- Foundations (only as visible).
- We do not open drywall or plaster.
Standard clause appearing in every report
"This inspection is visual and non-invasive. No visible issues were detected on the day of visit beyond those reported. Hidden defects or matters of specialized expertise (structural analysis, legality, energy efficiency, mold, asbestos, radon) are not covered by this report."
